If I am understanding you correctly, it will not let you modify the template because it is a non-editable region.
Go to the Modify Menu | Template | Detach from Template.
This will let you modify the template and give it a title.
However, in order to use this same template for other pages, you will have to keep detaching each page and giving them separate titles. Don't forget to save each file using a different filename.
