Have you tried:
Right click on the files, go to properties, then advanced tab, and ownership.
Take ownership of these file. Then try to delete them...
Let me know if this works.
That means its being used by a some application you have runnign in the background. CNTRL+ALT+DEL to stop background applications. Do this one at a time and then trying to delets these files after you disable each application in turn.
This way you will know what applications to close then you are able to delete these files.
