New Line feed in formula 2

Hi all,
I have an address1 and address 2 field. I want to make a formula that will show them on separate lines, I just don't know how to do a line feed in the formula if address2 is not = "".

A simpler option is to place both fields inside a text object (on two lines). Then, right-click the text object, 'Format Text', and turn on the "Suppress Embedded Field Blank Lines" property.
