File content search failing - is Windows blind?

The issue - Windows search is unable to locate files, the search is conducted by querring mapped drives for file content, the querry is placed in "A word or phrase in the file" box.
We know the file is there, I can open it but Windows cannot find it when using the search feature. Any ideas?
