Bet it's the NAT. Can you set your VM to bridged vs. NAT? I have some coworkers that have this setup and it works. Alternatively you can try to VPN from the client VM and see if that works - it's essentially bypassing the NAT.
It would be worthwhile to run callviewer and port status monitor when you call into Unity. Both are available via the Unity Tools Depot icon on the desktop of the Unity server.
