Webdav created custom properties

Hi

Does anyone know a way to make custom properties created with webdav accessible to outlook without making a request to the exchange server.

I thought these were held in the custom properties accessed though MAPI, but they are not. Custom properties set though outlook are fine.

Any help would be appreciated, if you need any more information let me know...
