Tracking Building Maintenace database

Since there have been no replies, I'll throw my limited experience 2cents.
Have you checked the templates that come with Access? If they don't have what you want, do they have something that tracks something else that could be modified?
Is there an existing tracking system on paper? If so, you could use that as a model.
If you are in an area where there are people from maintenance departments of other buildings or companies, perhaps they could be of help.
