No, man, a DB9 has different pinouts than a db25, and also it needs to have the transmit and receive pins reversed (hence "null-modem". I did a search of "db9 + pinout" on google and here's what I found:
The CTS and RTS are supposed to be flipped too, but I dont see where the RTS goes, since there is no CTS on the DB25. What I do know is these are for flow control which, if disabled in hyperterminal, don't make a difference. These would be the ones you would omit if manufacturing a RJ45-style adaptor.
