How to "Sign out" files on windows server 2003

We are interested in finding a way to "sign out files" on windows server 2003, as if they were folders in a filing cabinet. The users are using windows 2000 and xp professional workstations and would somehow sign out their required folder or file, leaving it apparent to others who browse the same folder or file, or attempt to access the folder or file, that the folder was in use by someone else and unavailable until they signed it back in.

I have not found anything native to the server that can achieve this. Does anyone know of a third party program, or even designed such as system? All suggestions and help appreciated!
