Applying A Fade

I've looked through the effects, and everywhere I could, but I still haven't figured out how to do a simple fade at the end of a clip, or picture.

You'll just have to keyframe it (the opacity, 100 %) , where you want the fade to begin and at the ending keyframe it again only then your opacity to 0 %. Then you will have a simple fade out.
